Estafadores, debí leer antes está página. Invertí 2mil en diferentes proyectos y todos dejaron de pagar. Llevo esperando 2 años para ver si se recupera y nada.
Otra plataforma en la que desafortunadamente invertí para tener pérdidas y más pérdidas. La mayoría de los préstamos están en retraso o en el peor de los casos, en reclamación judicial.
Invertí 100€ en el 2021, pasé 3 años esperando que mi dinero creciera, y ahora en marzo 2024 recibí solo 66€, los 34€ y los intereses no me devolvieron. Crowdstate es una empresa de estafadores. Pésima plataforma de inversión con un altísimo porcentaje de proyectos que caen en impago. De nada sirve que te den un 10% de rentabilidad o más en algunas inversiones si practicamente la mitad caen a 0 por impago. Para nada recomendable.

invertí 100 euros en el mercado secundario con una promesa de Crowdestate de rentabilidad positiva del 12%. Resultó que en 2 días se liquidó el emprendimiento un 33% negativo (o sea perdí 33 euros). La explicación fue que el inversor no pagó. Y las garantías? y Las consecuencias por no pago? La inversión era local (Estonia) será que Crowdestate le saca la plata a los europeos para financiar emprendimientos en su país para después no devolverlos??? NO ACONSEJO INVERTIR en este sitio. I invested in 4 projects through Crowdestate, all of which went bankrupt. Their homepage promises “safe, pre-vetted investments with rigorous due diligence,” but this is a blatant lie. Crowdestate showed zero oversight, ignored investor concerns, and provided almost no communication for nearly a year. From my investigation, I discovered dozens of investors facing similar losses. I personally have 38 investments on other crowdfunding platforms – none of them failed – proving that Crowdestate’s so-called “due diligence” is either non-existent or deliberately misleading. To make things worse, they quietly shut down operations without informing investors. This platform is negligent, non-transparent, and highly suspicious of fraud. Warning: Do not trust Crowdestate with a single euro!
Note that this platform is not bringing anything good. I changed to Good Merit which is excellent in comparison to this because of their lack of openness and their subpar customer service representatives

Crowdestate befindet sich seit kurzem in Abwicklung/Liquidation. Meine notleidenden Restinvestments habe ich für mich abgeschrieben. Bin gespannt, ob noch ein paar Euros zurückfliessen. I picked only the safest projects with an expectation to accept low returns but also lower the risk. In the end every one of them defaulted, some of them didnt return no money at all. Some gave back like 5% of the money I invested. Not only I lost the interest but I LOST ALL OF MY MONEY COMPLETELY. The descriptions of projects are written nicely and leaning to the positive side. Website also looks trustworthy and shows that most projects succeed with average returns of like 14%. Theyre sending letters that theyre figuring something out for the projects that are late with payments, but after a few years of pointless waiting it all ends up in a total loss.

Years ago it seemed serious. Now 10 projects are all delayed or defaulted. I think there are now 2/3 reliable platforms in the p2p field, and this is not one of them. I just hope there is an effort to catch up with the projects.

Vorrei condividere la mia spaicevole esperienza con la piattaforma di investimenti immobiliari Crowdestate. Tre anni fa ho iniziato a utilizzare questa piattaforma per diversificare il mio portafoglio, attratto dalla possibilità di investire nel settore immobiliare senza dover affrontare direttamente le complicazioni legate alla gestione degli affitti o alla manutenzione degli immobili. Come ex consulente finanziario, sono sempre stato un sostenitore della diversificazione degli investimenti tra asset non correlati, e Crowdestate sembrava una scelta promettente per realizzare questo obiettivo. Il mercato immobiliare, noto per la sua resilienza all'inflazione, offre potenzialmente rendimenti interessanti, ma la gestione diretta presenta sfide complesse, come la ricerca di inquilini affidabili e la manutenzione costante. Crowdestate si proponeva di mitigare queste difficoltà, promettendo rendimenti passivi senza dover affrontare gli aspetti operativi legati alla proprietà immobiliare. Ho scelto di seguire la strategia di diversificazione proposta dalla piattaforma, distribuendo il mio capitale su vari progetti, basandomi su recensioni positive e valutazioni di solidità. Purtroppo, dopo tre anni di investimenti su Crowdestate, ho constatato che la maggior parte dei progetti è finita in default, portando a perdite significative del capitale investito. Durante questo periodo, la piattaforma non ha fornito aggiornamenti tempestivi né informazioni esaustive su ciò che stesse accadendo. Questo ha portato a un'alta frequenza di default, lasciando gli investitori privi di qualsiasi forma di protezione. Out of 5 investments with "low risk" rate, all of them are in default. no visibility on how and if I will get back at least my investments, not possibility I suppose to have any interest. 2021 hab ich in 16 Projekte investiert, hohe Zinsen und kurze Laufzeiten lockten. Doch Zinsen und Rückzahlungen kamen immer zögerlicher. Gerade jetzt (!) habe ich wieder eine Gutschrift erhalten und stehe damit bei +/- Null. Nur wenn ich irgendwann noch das Geld der letzten 2 Projekte bekomme, hoffentlich mit Zinsen und Verzugszinsen, hat sich das Investment gelohnt.
I have made 2 investments since 2020, the payments are not been made. Every time they make new promises but nothing happen and if you contact them to ask what now? they get mad on why at all you have contacted them? they mean that you have done your duty by paying them, what else do you want.

The fact that over 20% of my invested projects are either unsettled, bankrupt, or defaulted is utterly unacceptable. Stay away, extreme high risk of capital loss and little to zero commitment to recover loans. Here the latest communication from them about a loan defaulted by more than 2 years... "As previously reported, the auction ended successfully and the property has been sold for 325 000 EUR. According to the information available to us, the buyer has transferred the funds to the bailiff. According to the enforcement procedure, the Bailiff was required to obtain a separate Court decision regarding the completion of the auction, registering the new owner to the Land Registry and releasing sales proceeds to Crowdestate. The Court has now authorised the Bailiff to proceed with the process, however there are additional 10 days for the previous owner to appeal the Court decision. After this, the bailiff will apply for change of ownership in the Land Registry, which will complete the transaction. Registration will take approximately 14 days. Only after the new owner is registered in Land Registry, the Bailiff is able to transfer sales proceeds to Crowdestate. According to this timeline we expect to receive the payment by early March. Once we have received the proceeds, we will disburse according to the loan agreements. As the auction produced a disappointing result which is significantly lower than loan principal, this loan will unfortunately result in capital loss for investors. The loan was issued in 2021, based on a valuation document, indicating the property value of 580,000 EUR. The significant difference between this value and auction result is explained by substantial differences in the environment of Latvian real estate market, especially in the high end segment of Riga, historically driven by Russian capital." Sadly, after promising start, it looks like this company is shady. Rate of defaults on projects and late payments on projects are more of a rule than an exception making it impossible to trust them with your money. Stay away and find a different way of making interest on your capital, this is NOT a good option

I am investing in this platform for one and a half years. The thing that attracted me in the beginning was the good communication with crowdestate support. That is no longer true and it constantly degraded in time, from a chat that they were answering quite promptly to the point that they are not answering email questions. The new platform lunched this year has several drawbacks. I need to mention one of the questions that was not answered: about the project Ponte Seveso 25, Milan, Italy (II) should have been paid somewhere October 2022, it was paid in somewhere in May lets say 5 months of delay at the value that should be paid in October. No explanation was given and no answer to the question where are the penalties for the delay. I've stopped asking questions and start withdrawing.
sono cliente da 4 anni da quando è cambiata la veste grafica del sito, si trovano molte meno informazioni su come stanno andando gli investimenti (male per quanto mi riguarda...) io ho quasi sempre acquistato prestiti con bassa classe di rischio (96% dei miei investimenti sono tra A e B), risultato: quasi il 50% in default. Questo significa che le classi di rischio vengono assegnate molto superficialmente, oppure il team che dovrebbe vigilare sulla bontà dei richiedenti non è proprio il massimo nel selezionarli... Sono consapevole del fatto che una volta iniziate le pratiche legali ci vorrà molto tempo per recuperare tutto, ma mi auguro che si possano accelerare i tempi personalmente penso che inizierò a disinvestire per cercare altro
Ho effettuato un totale di 6 investimenti con questa piattaforma. I primi cinque si sono conclusi tutti nei tempi previsti se non addirittura prima. Avevo un'ottima opinione della piattaforma. Il capitale utilizzato però nell'ultimo investimento, Ausekļa iela 4–16, Rīga (I), con data di rimborso prevista per il 24.05.2022 ad oggi, 12.12.2023, non mi è stato ancora restituito. Inaccettabile per un "prestito garantito" con categoria di rischio "A". Questo denota quanto meno un non corretto calcolo delle categorie di rischio da parte della piattaforma andando così a far venir meno la mia fiducia negli altri progetti proposti. Oggi, 20/06/2024 ho riavuto indietro il capitale, meno della metà di quanto investito con due anni e due mesi di ritardo da quanto originariamente previsto.
The lack of communication and not responding to emails on project updates is not acceptable. Some non-performing projects cannot be sold on secondary market and there is no update on them either, case in point Jaunkori (II). I have written emails asking for update on them and so far nothing. Try to improve your communication otherwise you will lose customers
A garbage company, shitting answer to questions, no support, update on investmente after months if you are lucky. I'm loosing money and I offered my support to take care of problems related to houses building and selling but they don't care. Stay away from this companny
Troppe situazioni in cui non vengono rimborsati i prestiti causa problemi delle imprese, quelle imprese che selezionate del gestore della piattaforma non danno quella garanzia dovuta, mi pare che circa il 30% degli investimenti hanno problemi di liquidità, fallimento oppure altre situazioni da determinare un blocco della situazione. Di fatto con un investimento polverizzato alla fine il rendimento reale si riduce a quello di un deposito bancario, ove però ci sono le garanzie anche in caso di mancato pagamento da parte del fondo interbancario, fino ad investimenti di 100.000 euro. Molto meglio sono le piattaforme italiane. BOCCIATA SONORAMENTE.

Really **** site, I would say like a scam. They recently changed the website, I had investments that went bad/default and now they are deleted. The account proudly presents that my rate of return is 17,7% while actually I'm about 21% to minus side. I invested more than I'm getting from there. Do not trust anything they say I would say a SCAM

These guys are really bad with project selection, they even pick projects/companies/persons who already had problems on other platforms. Yet they accept them and deny all pre-cautions from the users like with Ausekla iela project. Guess what happened next... it defaulted. For some late projects they increase the fee, for others they don't... while Mailisu iela project should be finished on July 2022 - there are still "almost there" promises every month... while not a single cent has been repayed so far. These guys either criminals, either unprofessional. Don't trust your money to them.

The performance of this company is disappointing to say the least. Many of the projects that I have invested in have defaulted. This is symptomatic of a lack of judgement on their part in deciding what projects they support. Like Glumer2 I have also invested the Tammelehe and Baltic forest projects and these are delayed for around 4 years. Also of the four 5 star reviews that have appeared in September 2 of these reviewers have posted no other reviews except for the reviews of Crowdestate.

I have very bad experience with this firm. Projects as Tammelehe and Baltic forest are delayed for around 4 years. No joke!! And if you pay attention,all of the sudden there are bunch of 5 star reviews here. Just check how many ,,positive'' feedbacks are in September.Looks suspicious. I completely disagree with this statement: "Crowdestate investors over the last 8 years (including the few losses from failed investments) is currently at 14,5% per annum". There are a lot of investments that are virtually failed, however they are not including them in the figure, as they are postponing the deadlines by years. Based on my experience, I will be lucky if I can achieve 0% return on my entire portfolio. I am no longer investing a penny and I do not recommend investing in this nor similar platforms.
I haven't received payment for months now. All my projects are delayed without information how investment is going to be recovered or what action Crowdestate is taking. My advice is to avoid this platform.
I have been with Crowdestate and I basically have lost all my money I have invested with Crowdestate. I will not recommend anyone to invest with them because eventually when you stop investing with them they will tell you that companies or projects you invested in are all going bankrupt. My return is currently (03/02/2022) minus 6.45%. I suffered a total loss on the projects - Lepa tee 1, 74201 Loo - Vesiroosi 1, Parnu - H.M. Seafood OÜ At Q-haus Baltic OÜ the loss amounts to 99.5%. At Estera Development Holding the loss is 64.1%.
Numerosi default e comunicazione opaca. In questi casi, le risposte (e le scuse) dovrebbero essere immediate. Inizierei a valutare una class action dei finanziatori delusi
Contrariamente a quelli che hanno detto che crowfestate non restituisce i soldi sul conto, ieri (6 gennaio 2021) ho effettuato richiesta di prelievo ed oggi (7 gennaio 2021) ho ricevuto i soldi sul mio conto nazionale. Quindi non posso che attribuirgli 5 stelle vista la velocità con cui è stato disposto il rimborso.
Io sono loro cliente investitore da ormai 2 anni ma purtroppo sono incappato in vari fallimenti minando gran parte dei miei investimenti. Attualmente ho oltre il 30 per cento dei miei soldi fermi congelati. Io ho fatto investimenti con crowdestate, mi sono fidato di questa piattaforma che al momento non riesce ad uscire dalle problematiche. Inoltre i pochi interessi che riesco a percepire don subito tassati. Io continuo ad aspettare e se vengono risolti i problemi la mia recensione cambierà completamente.
Pro: - the platform is easy to use providing detailed information about projects. Still, it doesn't mean the information is 100% correct. - I had to withdraw a part of my investment and they processed the payment very quickly - there is a secondary market that might help you in case of an early exit Cons: - the problematic loans percentage is higher than in EstateGuru. - i found out that one project is developed by a company owned by people who took some money from a bank and they didn't return it (a project Brasov - Romania). I don't know if the bank managed to recover the funds but i considered that the due diligence was superficial and I decided not to invest in this project. - support needs improvement: I was asking about the procedure of submitting info about tax residency and the only help I got was some links to their website that in the proved to be obsolete
Horrible! First, let me say I have invested in other similar investing platforms with no problem (ie fundrise) and have nothing but nice things to say. However, I transferred $1000 to CrowdEstate and had an issue with getting my bank details correct. I find out now that I apparently dont qualify to invest BUT even though I was able to deposit my money, for some reason they cannot return my money unless I enter my banking information which cant happen because my bank account is not the right kind! They basically took my money and I have no way of getting it back. BE CAREFUL!
The service is getting worse! Lower rates and they tie up your capital in Pending Status for months before an investment starts. They should put a time limit on the pending status. Our group of investors are planning to leave the platform soon.
Very disappointed for extremely slow process with Baltic Forest case and some other delayed projects. Nearly no information for months while thousands of investors are waiting for their money.
I've been investing at Crowdestate since 2017. There will always be some problematic projects (=delays/extensions/defaults) with this kind of high return platforms, but my overall experience is good and I intend to keep increasing my investments. Deposits and withdrawals work fast. Information available for projects before investing is adequate, and they also have two-factor authentication. Geographical diversification is also easy as they have projects from multiple countries.

The Crowdestate is not even closely fulfilling my expectations. Their promises for return are lucrative, but after 5 years investing with them I have not yet managed to earn a dime, quite opposite, I'm at negative side (interests received minus defaulted loans ). I have rather wide portfolio of investments, around 40 very different ones, despite I'm loosing money, so I do not believe I was just "unlucky" one who choose wrong investments. Communication from the platform is also an issue, processes not transparent. In conclusion - worst platform ever I have used. Not investing any more, just hoping I would receive back the invested amount, quite unrealistic but maybe a miracle happens. Wishing to add some factual data here: since March 2017 I have invested into 56 projects, out of which by today 38 are ended. From these 38 just 12 have delivered expected (or slightly higher) return. The rest have unfortunately produced often much less. As an example - project Balozu 7, LV, expected return was 21.2%, actual return 1.3% in FOUR years! Yes, Crowdestate warns investors: "Expected returns are indicative" but still such high deviation is unacceptable. Often it seems that Crowdestate is not standing behind investors' interests and writes off with ease most of the expected returns. Just to add that out of my 18 still active investments 7 are overdue and many are in the middle of bankruptcy procedures, don't expect much out of these. As you see my portfolio is rather wide, should give pretty good average picture of the platform deliverables. After investing for 5 years I would of expected to receive at least 50-60% return, however, the reality is I'm currently at minus ~20% as whole. Do not recommend such experience to anyone!

Not the best experience with this platform. At first everything was fine, but then payments were delayed without compensation and the return period was extended to impossible. What really surprises me is the lack of due diligence on the projects they publish.
I've been investing with Crowdestate for just over 2 years, focusing on lower-risk projects. The vast majority of my loans are repaid on time. When a few loans began to show signs of trouble, I sold them them at low discounts. This strategy has allowed me to minimise defaults in my outstanding portfolio to just 1 project. My annualised return is 11.36%, or 9.5% if my single default turns into bad debt. I consider this a good return for secured loans. Some investors' portfolios are in much worse shape, and I relate to their pain of having money at risk. Crowdestate definitely has lessons to learn about risk management. However, I feel that the negative reviews are exaggerated. If your portfolio is centred around high-risk projects, don't be surprised when you experience a high ratio of defaults. Also, don't treat defaults as losses before recovery efforts are over. As for communication: As far as I can see, Crowdestate shares every information it has with investors. Often there is simply nothing new to share while waiting for a court decision or trying to sell a property. Transparency is actually better than the industry average. Projects come with a risk scale and SWOT chart that indicates risks. Project updates are exposed to all investors, not only those who invested in a specific project. The statistics page is informative, and the entire loan-book is downloadable. Finally, Crowdestate publishes its annual statements, which show consistent profit - making it less likely that the platform goes out of business. Recovery of defaults is key. If Crowdestate succeeds in this, it should regain investors' trust. If not, I shall join the negative reviewers. In the meantime we must at least give them a chance.
Be aware with Crowdestate. You invest your money for one or two years but when the borrower fail to pay they are making a reorganization plan so the company pays your money back in 6 extended years which is not mentioned anywhere on the site.
The information on the projects on their webpage cannot be trusted, so make sure to do your own research. Lepa tee 1, 74201 Loo real estate project (Affordable suburban apartments nearby Tallinn) turned out to be an outright scam. The company in charge of the project (Loo Kodud OU) was managed by a notorious entrepreneur with some previous history. The company is now bankrupt. It also turned out that the company had pledged its assets in favour of some third parties, in violation of the agreement with Crowdestate. Currently, it seems that the investors have no chance in collecting anything in the bankruptcy proceedings. All this somehow came as a surprise to Crowdestate and there is no real action plan to tackle the situation. A company in charge of another project (Baltic Forest) applied for a restructuring procedure, as a result of which it will be repaying loans to the investors in the course of the next six years :) The restructuring plan is only available in Estonian and Crowdestate has refused to provide a translation or any further support.
it's not a trusted company. I have this investment "Baltic-Forest-X" and they have changed the remaining terms from 13 months to 79!. How can be possible that? it's not serious it seems a fraud!. I dont recomment invest in this platform because it's playing with our money.
Be careful when considering an investment with Crowdestate.eu Several projects are delaying interest and principal payments. The platform does not seem to be interested in proactively providing transparent and relevant infromation to their investors, even after multiple direct requests, there is no meaningful update on projects with delayed interest and principal payments. Crowdestate even dear to put statements like this as a legit update on the project "Crowdestate has asked the Sponsor for comment on when to wait for payments, but he has not yet responded to us." I have reasonable doubts the platform acts in best interests for their investors, it looks like they are more concerned in covering up loan originators in case of problems.

Good P2P platform. Projects are pretty rare and you have to wait until the end to receive payments. There is no buyback guarantee, but every project finished successfully.
Be careful, two investment projects are now late or, honestly, defaulted. Both recieved a A2 or A3 rating, which is second and third best rating. If these projects default, you must be curios if there is any project going to end well.
Beware. Crowdestate is heavily moderating inquisitive comments on their Blog, they are not transparent and they are trying to withhold and cover “bad” information from investors. If this is not a red flag, I don’t know what is. My post highlighting an issue with one of their projects where delay on repayment was more than 100 days already yet the loan was not marked as “red” and no information to investors was provided on actions being taken while the loans from the project were barred from secondary market (without any announcement), was not approved. I wonder why. Pulling all the money from there.
Looks good at first glance, but after 3-4 months I can see the reality. 5 from 6 investments are late with repayment, so welcome in the real world.
Second month in a row the interest payment is delayed for some projects. Principle payment delays already 5 days. The platform does not find necessary proactive to inform investors that money have not been transferred, you need to check every day if payment is done
